General information, not advice

Save My Sale is a self-help guide with templates and a calculator: a fixed set of files, and every buyer receives the same ones. It explains the process of buying and selling a home in England and Wales as official and consumer-body sources publish it, and the free guides on this website do the same. The kit and this website give general information only. They are not legal, financial, mortgage, tax or surveying advice, they don’t take account of your circumstances, and using them doesn’t make us your adviser or create any professional relationship.

Nobody here reviews your documents, advises on your sale, contacts anyone for you, negotiates for you or acts for you.

Save My Sale is independent. It is not affiliated with, endorsed by or connected to HM Land Registry, HMRC, the Ministry of Housing, Communities and Local Government (MHCLG) or any other government body, or to The Property Ombudsman, the Property Redress Scheme, the Legal Ombudsman, the Solicitors Regulation Authority (SRA), the Council for Licensed Conveyancers (CLC), the Financial Ombudsman Service, the Royal Institution of Chartered Surveyors (RICS), Citizens Advice or Which?. None of them has reviewed or endorsed the kit or this website. Their names are used only to say where information comes from and where to get help. No government logos, crests or official branding are used, and nothing here is an official form or service: the official services mentioned, such as HM Land Registry’s sold-price search, are free from the organisations themselves.

No outcome is promised. Nothing in the kit or on this website can make a buyer, seller, lender or professional do anything, and nothing guarantees that a sale will go ahead, at any price or by any date. Before exchange, either side can withdraw. The scripts, templates and calculator may help you respond clearly; they can’t make anyone proceed. The worked examples are fictional: they show the method, and they predict nothing about any real sale. The figures quoted, such as the government’s “around one in 3” transactions that fall through, are averages published by their sources, not predictions for any one sale.

The calculator is arithmetic

The calculator works only on the estimates you enter and uses simple averages. Its results are not predictions or recommendations. It leaves out taxes, your mortgage redemption figure, early repayment charges and interest-rate changes, which can differ between the options, so ask your lender and conveyancer about them. There is no calculator on this website.

Accuracy and dates

Facts, figures, time limits and cost ranges in the kit were checked against the sources listed in it on 4 October 2026, and the kit is current as at October 2026. Rules, fees, time limits, published cost ranges and the government’s reform plans change, so check the current position with the organisation concerned before you rely on it, especially for a complaint time limit.

What the kit covers

Residential property in England and Wales only. It doesn’t cover Scotland or Northern Ireland, new-build purchases from developers, auctions, shared ownership or commercial property. For Scotland, mygov.scot explains its own system; for Northern Ireland, nidirect.

When to take professional advice

Take advice from your solicitor or licensed conveyancer before signing, exchanging, withdrawing or relying on any agreement; from your lender or a regulated mortgage broker about borrowing; and from a qualified surveyor or contractor about the condition of a property. Ask a solicitor about your own position if you have exchanged and someone wants to pull out, if you signed a reservation, exclusivity or other agreement and want to rely on it or get out of it, if there is a boundary, planning, title or leasehold problem, if you are selling for someone else, or if you are thinking of going to court.

Reviews and prices

This website shows no reviews, testimonials, ratings or customer numbers, and no countdowns or limited-time offers. If we ever show reviews, they will be genuine, from real buyers, shown whether good or bad, and handled in line with the Digital Markets, Competition and Consumers Act 2024 and the Competition and Markets Authority’s guidance on fake reviews. The price shown is the total price, VAT included, with nothing added at checkout.
